Today is July 5, 2015. Now that we are finished with the first half of the year, it is time for a mid-year year-to-date check in.

First of all, there are currently 2399 residential properties listed for sale on The Kitchener Waterloo Association of Realtors (KWAR).

Of those, 1583 are listed for sale in Kitchener and Waterloo. On the Kitchener Waterloo board we will always find listings for the surrounding areas like Cambridge, Breslau, Elmira, Wellesley…I’m not really interested in those (Except Breslau, which in my opinion has the closest association with Kitchener).

Year-to-date, there have been 2763 homes sold in Kitchener Waterloo.

1320 listings expired, were canceled or withdrawn.

Kitchener West including such neighbourhoods as Huron Park and Pioneer Park/Doon saw the highest number of sales. 1255 of the year-to-date sales happened in the south-west quadrant of the city.

 

Of the properties sold:

2155 were freehold

601 were condos

7 were co-ops, time-share, other and unknown.

 

Condos

The cheapest condo sold for $104,500. It was a two bedroom, two bathroom $1,000 square foot, apartment unit with condo fees near $500/month. It was a power of sale. It took 12 days to sell.

The most expensive condo unit sold was on Caroline Street. It has three bedrooms and two bathrooms and is just shy of 2000 square feet. Condo fees there are $780 and include utilities.

The median sales price for condos sold 2015 year-to-date is $200,000.  Five condos sold in the $600’s, and three sold in the $500’s

Of the condos sold, the sales are near equally split between apartment style and townhouse style.

207 townhouses

Of single detached:

308 were bungalows

117 raised bungalows or split entry bungalows

82 story and a half

999 two storey

111 sidesplit

120 backsplit

 

Number of bedrooms: 

93 one bedroom

438 two bedroom

1765 three bedroom

433 four bedroom

26 five bedroom

6 six bedroom

 

Amenities:

104 homes sold with in-ground pools

232 listed wood-burning fireplaces

361 had walk-out basements

372 back onto greenbelts

206 had second floor laundry

726 had main floor laundry

393 are carpet free
