If you’re buying a home and you don’t have an agent, what are you hoping to gain? This blog post will discuss the benefits of Buyer Agency.

Many people I meet don’t understand buyer agency. I can understand why. It’s hard to understand that as a buyer I can enjoy professional and expert services from a realtor who promises to represent my interests with care, loyalty and confidentiality and for all this I pay him nothing.

It doesn’t make sense.

As a buyer I can tap into the most powerful real estate database and expert opinion and knowledge for nothing. With one phone call, I can have my agent arrange viewing of several properties, I deal with one agent instead of several.

Buyer agency is relatively new. The whole industry has changed in the last thirty years. It used to be the broker who would tell his agents where to go and what to do. It used to be very different, the old timers tell me. Buyer agency hasn’t been around that long.

But the point is, it’s a free service for homebuyers because the listing agent pays the buying agent the commission. It is baked in, not bolted on.

What is Buyer Agency ?

One of your first steps when buying property should be to find a buyer agent. A good agent will:

  • Communicate with you in a timely manner
  • Identify your needs
  • Offer expert advice and opinion
  • Help you make informed decisions
  • Represent you during negotiations
  • Work to protect your interests through the completion of the process
